CNN —Shanghai-based property giant Shimao Group said on Monday that it had received a liquidation petition from a Chinese state-owned bank in yet another instance of creditors taking legal action to reclaim money from troubled developers in the world’s second-largest economy. A “winding-up petition” was filed against the company by China Construction Bank (Asia) on April 5 in Hong Kong, according to a stock exchange filing by Shimao. The company’s shares were down over 14% in Hong Kong on Monday, having fallen nearly 40% this year. In January, Evergrande, the world’s most-indebted property developer and the poster child of China’s property crisis, was ordered to liquidate by a Hong Kong court. Country Garden, another major developer that defaulted on its debt last year, received a liquidation petition in February from a creditor after not repaying a loan.

Twelve land plots totalling 243,602 square metres, together with some uncompleted buildings on them, have asked for 10.4 billion yuan ($1.4 billion), 20% lower than the 13 billion yuan starting price in the first auction in July, according to e-commerce company JD.com's (9618.HK) online auction platform. The Shenzhen plots were part of the land parcel bought by Shanghai-based Shimao in 2017, which planned to build a new landmark complex in China's tech hub with the city's tallest skyscraper. Media reports said the land plots, valued at 16.3 billion yuan, were the most valuable assets being auctioned by Chinese courts in seven years.

CNN —China’s Evergrande Group — once the country’s second-largest property developer — filed for bankruptcy in New York on Thursday. Evergrande filed for Chapter 15 bankruptcy protection, which allows a US bankruptcy court to step in when an insolvency case involves another country. Chapter 15 bankruptcy is intended to help promote cooperation between US courts, debtors, and other countries’ courts involved in cross-border bankruptcy proceedings. But Evergrande’s 2021 default sent shockwaves through China’s property markets, damaging homeowners and the broader financial system in the country. Evergrande is a massive company with more than 1,300 real estate projects in more than 280 cities, according to its website.

HONG KONG, June 7 (Reuters) - Some of China's distressed property developers face the risk of being delisted, which would reduce their options for restructuring and make them more vulnerable to liquidation, S&P Global Ratings said on Wednesday. The Shanghai stock exchange delisted Sichuan Languang Development on Tuesday, the first such case for property A shares, and Sinic Holdings was delisted from Hong Kong in April. In mainland China, S&P said the 11 firms at risk of being delisted, including Shanghai Shimao (600823.SS) and Yango Group (000671.SZ), have offshore and onshore bonds outstanding collectively worth $21 billion. Shanghai Shimao and Yango did not immediately respond to request for comment. China Evergrande Group (3333.HK), the world's most indebted developer, and Shimao Group (0813.HK), both listed in Hong Kong, have been suspended from trading for 14 months.

Embattled developers including Sunac China (1918.HK), Shimao Group (0813.HK) and Kaisa Group (1638.HK) are among those whose auditors have parted ways in recent months. In many cases, firms outside the Big-Four accounting firms have been roped in as replacements. The trend, which accelerated earlier this year, has seen auditors, including the world's top auditing firms PricewaterhouseCoopers (PwC) and Deloitte, resigning from their roles.
